OUR 3-STEP QUOTATION PROCESS

  • Once your enquiry is submitted, our team take the available documentation provided and uploads into 3rd party software to ascertain the approximate area of the project. An estimate is developed by taking this area and multiplying this by the average square meter rate to give an overall cost estimate. At this stage the estimate is based on average finishes and does not take into account complicated detailing or high end materials. The square meter rate is based on an average build cost of previous projects and the derived figure is generally a good guide as to the likely finished cost of a project. If the Stage 1 cost estimate figure is in line with your expectations and you are happy to proceed then a Stage 2 cost estimate will be prepared.

  • Our team will study the plans in more detail taking into account additional documentation such as a draft Scope of Works, DA conditions, Basix data, materials and finishes schedules and fixture selections. This information will be utilised to develop a spreadsheet with more defined costings to refine the initial figures provided in the Stage 1 cost estimate. At this stage the costings are still developed internally by the ACAC team based on their experience and high-level discussions with our subcontractor base. If this figure is still in line with your expectations and you are happy to proceed, then a Stage 3 cost estimate will be prepared.

Acceptance of a Stage 2 Cost Estimate will allow ACAC to make a provisional booking into the project diary. This provisional booking is subject to a booking fee of $2500.00 to secure the construction slot. The booking fee is fully returnable should the Stage 3 cost estimate increase by more than 5% or will be deducted from the final cost estimate should the contract progress.

  • This is the final stage of the quoting process, which as you can appreciate takes a lot of time to create due to the input required from third party subcontractors and suppliers. In order to ensure that we can get the best possible price and that all known costs are taken into account and are as accurate as possible, it is important to ensure that the design, documentation and schedules are fixed and approved at this stage.

ACAC are aware that sometimes this is not possible and therefore any element that is not confirmed as being fixed will be identified as a provisional sum for purposes of the contract. Approved documentation will be sent to our trusted suppliers and subcontractors in order for them to provide accurate costing which will form the basis of the Stage 3 Cost estimate for inclusion in the "Letter of Offer'' for your consideration and approval. Acceptance of a Stage 3 Cost Estimate will allow ACAC to lock your project into the diary.
